Effect of Profitability, Firm Size, & Asset Tangibility on Financial Leverage of Property & Real Estate Companies Listed on the Indonesia Stock Exchange

Introduction

The property and real estate sectors have been a significant contributor to the Indonesian economy, with many companies listed on the Indonesia Stock Exchange (IDX). However, the financial leverage of these companies can be a crucial factor in determining their financial health and stability. This study aims to investigate the effect of profitability, firm size, and asset tangibility on the financial leverage of property and real estate companies listed on the IDX in the period 2008 to 2010.

Background

The property and real estate sectors have been affected by the global financial crisis in 2008, which had a significant impact on the Indonesian economy. The crisis led to a decline in property prices, reduced demand for real estate, and increased uncertainty in the market. As a result, property and real estate companies had to adapt their financial leverage strategies to cope with the changing market conditions.

Methodology

This study involved 22 property and real estate companies listed on the IDX in the period 2008 to 2010. The data used was obtained from the Bei website, www.idx.co.id. The analysis model used in this study was multiple regression, T test, and F test. The T test was used to analyze the partial effect of independent variables on the dependent variable, while the F test was used to analyze the simultaneous effects of independent variables on the dependent variable.

Results

The results of this study showed that the profitability, firm size, and asset tangibility partially did not have a significant influence on the level of financial leverage. Likewise, simultaneously, the three variables also did not show a significant effect on the level of financial leverage. This finding is based on an annual report issued by the sample company in this study.
